Description

The project involved the preparation of a Detailed Master Plan (DMP) for the new residential districts for the municipality of Sohar. The original site was 6,930 has. with three residential districts. The intent was to produce 30,000 lots and the final output was a blocking pattern with the sub-divided residential, commercial and institutional lots.

As a new town development, town centers that included the major mosque, commercial areas and schools were identified. A major feature of the master plan was the network of linear park system that connected local mosques and parks with one another thereby promoting walkable neighborhoods.

The masterplan maximized identified and enhanced the major wadis or natural surface waterways to accept re-channeled minor wadis. By doing so, the buildable areas in the project site were maximized and the major wadis were enhanced with park features that highlight the green urbanism features of the residential districts.

Services Provided

TAM was commissioned by Scientific Ink Engineering Consultants (SIEC) to prepare the detailed master planning component of the study. SIEC was responsible for geodetic works and M and H Engineers for all engineering works.

TAM together with AMH and SIEC conducted field surveys, focus group discussions and secondary data gathering. Multiple meetings with officials of the Municipality of Sohar and representative(s) from the Supreme Committee on Town Planning were also attended to.
